Tampa and Florida considerations

  • Flood zones. Many Tampa Bay properties sit in flood zones. In those areas, federal "substantial improvement" rules can require bringing the whole building up to current flood standards once renovation costs pass a threshold, so check before you set your scope.
  • Insurance. Florida homeowners insurance availability and cost can affect your holding costs and your buyer's financing. Roof age and condition, wind mitigation features and flood exposure all matter, so get quotes early.
  • Florida Building Code. Roofing, windows and structural work must meet Florida's wind-resistance standards, and permits are issued by the City of Tampa or the county, depending on location.
  • Historic districts. Areas including Ybor City, Hyde Park and parts of Seminole Heights have historic district rules that affect exterior work.
  • Ground conditions. Sinkholes are a known issue in parts of the Tampa Bay region. Ask your inspector about signs of settlement.
