What is a fix-and-flip loan?
A fix-and-flip loan is a short-term, interest-only loan used to buy and renovate a residential investment property that you plan to sell. It typically covers part of the purchase price and all or part of the renovation budget.
Are you a lender?
Yes. Fast Flip Capital is a national fix-and-flip lender headquartered in East Longmeadow, Massachusetts. You work directly with us from term sheet through closing and draws.
What does a term sheet cost?
Nothing. Requesting a term sheet is free and doesn't require a property address or a credit pull.
How fast can you close?
We can close in as little as 7 days. Timing depends on your deal and how quickly we receive documents and third-party reports.
Do you pull my credit?
No credit pull is needed to generate a term sheet. When we review credit, we only do a soft credit check, with no hard pull.
Can I use a fix-and-flip loan for a home I'll live in?
No. We make business-purpose loans only, to an LLC or corporation, for non-owner-occupied investment properties.
Terms and leverage
How much can I borrow?
Loans range from $75,000 to $2,000,000. We can finance up to 90% of the purchase price and up to 100% of the approved rehab budget, with the total loan capped at up to 75% of the after-repair value (ARV). Your actual leverage depends on experience, credit and scope of work.
Do you offer 100% financing?
Yes, for top-tier investors. Borrowers with 10+ completed flips and strong credit can qualify for up to 100% financing of purchase + rehab, with rehab financed up to $200K, subject to ARV limits, credit and deal approval. Our standard program finances up to 90% of the purchase price and up to 100% of the rehab budget.
How long is the loan term?
Our standard term is 12 months, interest-only. Longer terms may be available for certain projects such as additions or conversions, and extension options may be available.
Is there a prepayment penalty?
No. You can pay off the loan when you sell without a prepayment penalty.
What credit score do I need?
Generally 660 or higher. Borrowers with fewer than three completed projects typically need 680 or higher. Credit history, background and liquidity are also reviewed. We use a soft credit check only (no hard pull).
What are your rates?
Rates start at 8.75% for all fix-and-flip loans, interest-only. Starting rate for qualified borrowers. Final rate depends on experience, credit, leverage and property; subject to underwriting. Your final rate and fees are quoted on your term sheet.
Experience
Do you lend to first-time flippers?
Yes. First-time investors can finance light and moderate rehab projects with budgets up to $100,000, with a 680+ credit score and at leverage up to 70% of ARV.
What counts as experience?
Verified fix-and-flip or rental investment properties you've owned or completed, generally within the last three years. We verify ownership through public records and may ask for settlement statements or entity documents.
I'm a real estate agent or contractor. Does that help?
Yes. Licensed real estate agents and licensed general or home-improvement contractors may qualify for improved terms even without prior flips.
Properties and draws
What properties do you finance?
Single-family homes, 2–4 unit properties, condominiums, townhomes and PUDs. We don't finance mixed-use, commercial, 5+ unit, co-op, mobile/manufactured, leasehold or vacation-rental properties.
Do I need an appraiser to visit the property?
Not always. On eligible loans, you can use our borrower self-inspection valuation option: you take your own photos of the property for the valuation, and no appraiser visit is required. Ask us whether your deal qualifies.
How do rehab draws work?
Your approved rehab budget is held back at closing. As work is completed, you request a draw, a third-party inspector verifies the work, and funds are released for the completed items. The borrower pays the inspection cost.
Which states do you lend in?
We're a national lender. We finance fix-and-flip projects in most U.S. states and Washington, D.C. We don't currently lend in Alaska, Arizona, California, Hawaii, Minnesota, Nevada, North Dakota, Oregon, South Dakota, Utah and Vermont.
