Connecticut considerations

  • Attorney closings. Connecticut real estate closings are typically handled by attorneys. Line up counsel early.
  • Permits. Building permits are issued by each town's building department. Requirements and timelines vary widely between cities and small towns.
  • Lead paint. Much of the state's housing predates 1978. Connecticut has lead abatement requirements for homes where a child with elevated blood lead lives, and federal disclosure rules apply at sale.
  • Well and septic. Outside the cities, many homes rely on private wells and septic systems. Budget for water testing and septic inspection.
  • Concrete foundations. In parts of north-central and northeastern Connecticut, deteriorating concrete foundations linked to pyrrhotite are a known issue. Consider testing before buying in affected areas.
