  • Single-family colonials and capes in West Roxbury, Hyde Park and nearby suburbs.

Massachusetts and Boston rules to budget for

  • Permits. Renovation permits in Boston go through the city's Inspectional Services Department. Zoning relief, if your plan needs it, can add months, so plan your scope around what's allowed as of right.
  • Historic and architectural districts. Parts of the city, including Back Bay, Beacon Hill and the South End, have commissions that review exterior changes. Check before you finalize windows, doors, roofing or facade work.
  • Lead paint. Most Boston housing predates 1978. The Massachusetts Lead Law requires deleading when a child under six lives in the home, and buyers must receive lead disclosures.
  • Smoke and CO certificate. Massachusetts generally requires a smoke and carbon monoxide compliance certificate from the local fire department before a sale.
  • Energy code. Massachusetts energy code requirements, including stretch-code provisions adopted in many communities, can affect insulation, windows and mechanical work on major renovations.
  • Condo conversions. Boston has condominium conversion rules with tenant protections. Converting a multi-family also requires a verified track record under our program.
