  • Smoke and CO certificate. Massachusetts generally requires a smoke and carbon monoxide compliance certificate from the local fire department before a home is sold. Schedule it before your listing goes live.
  • Permits. Structural, electrical, plumbing and mechanical work needs city permits and licensed trades. Having permits in hand helps your draws, too.
  • Title 5 (outside the city). In suburban towns on private septic, a Title 5 inspection is generally required at sale. Factor it into deals in Hampden County towns without sewer.
